The Urban Redevelopment Authority (URA) released the detailed sales conditions for the White site at Central Boulevard today. The land parcel is available for application under the Reserve List of the second half 2015 Government Land Sales Programme.
Located within the heart of the new growth area at Marina Bay, the future development on the White site will contribute to building up the critical mass of prime office space in the precinct and continue the development of the area as Singapore’s international business and financial hub.
Land parcel at Central Boulevard – A prime office site in the heart of Marina Bay
The land parcel is located along Central Boulevard, with prominent frontages along both Central Boulevard, one of the two main roads within the area connecting to the Central Business District (CBD), and Raffles Quay. The future building may be built up to a height of approximately 50 storeys, offering excellent views across Marina Bay and the CBD. It presents an opportunity for a distinctive and well-designed landmark development that underscores the importance of the site within the city.
With a site area of approximately 1 ha and a gross plot ratio of 13.0, the White site at Central Boulevard will yield a potential gross floor area (GFA) of about 141,309 sqm. Of this, at least 100,000 sqm will be set aside for office use in line with the vision for the Marina Bay. The remaining GFA will mainly be used for complementary uses such as hotels, serviced apartments and/or residential uses that contribute to the attractiveness of the development as a destination for live, work and play.
Marina Bay is planned as a pedestrian-friendly district. The future development will be directly and seamlessly connected to the adjacent Downtown MRT station (Downtown Line) and linked to Raffles Place Interchange MRT station (North-South / East-West Line) and the future Shenton Way MRT station (Thomson-East Coast Line), providing all-weather connections to the public transport nodes. The development will also be linked to the surrounding developments, including One Raffles Quay, Asia Square Towers, Marina Bay Financial Centre and the existing office clusters in the Raffles Place and Shenton Way through a comprehensive network of elevated and underground linkages.
