Two industrial buildings in Ang Mo Kio and Bartley have been listed for sale.
The estimated selling price for the industrial building at 1 Ang Mo Kio Street 63, which will be sold by private treaty, is S$27 million. The indicative price for the other building which is situated off Upper Paya Lebar Road at 21 New Industrial Road, is S$71 million.
Ang Mo Kio industrial building
According to the 2019 Urban Redevelopment Authority (URA) Master Plan, the 87,340 square foot (sq ft) site where the three-story building at 1 Ang Mo Kio Street 63 is located is categorized “Business 2” for heavy industrial use. There is a possible built-up area of roughly 218,350 square feet with a plot ratio of 2.5.
The development currently has a 116,768 square foot total gross floor area (GFA). With effect from April 1, 1987, the land parcel has a remaining tenure of 30 + 30 years. Yio Chu Kang MRT station is accessible on foot.
The first two stories of the Ang Mo Kio industrial building are used as warehouses, while the third floor houses a center for research and development as well as quality control.
According to marketing agent CBRE, it also contains an auxiliary office, a staff cafeteria, 4 loading bays and a car park at the rear suitable for redevelopment
Bartley industrial building
The industrial building on the outskirts of the city at 21 New Industrial Road will be put up for auction.
The property is next to Paya Lebar ipark, an industrial park, and is situated between Bartley and Tai Seng MRT stations.
The land parcel on which the property is located is 36,257 square feet in size and has a gross plot ratio of 2.5. It is classified “Business 1” for light industrial use. GFA is 83,095 square feet.
According to ERA, the freehold construction might be converted into a strata-titled building or a corporate headquarters with one or more users. There will be no Additional Buyer’s Stamp Duty payable.
The tender for 21 New Industrial Road will close on Jun 30 at 4 pm.
