Midtown Modern debuts “Sky-Bungalows” priced between S$15.5 million and S$17 million apiece

Developer GuocoLand has introduced a collection of 6 expansive, double-story houses at Midtown Modern condominium in Bugis priced between S$15.5 million and S$17 million each, or between S$4,287 and S$4,701 per square foot (psf).

Known as the “Midtown Modern Sky-Bungalow Collection”, the units were built by stacking together 4-bedroom premium apartments, an option the developer had presented at the time of its preview in March of last year.

The 6 Sky-Bungalows, which are situated on levels 24 and up of both the 30-story North and South Towers of Midtown Modern, are each 3,616 square feet (sq ft) in size, have five bedrooms, and have panoramic city views.

One of the six is a double-storey penthouse with 4.2-meter ceilings on the main living-dining floor that is situated on floors 29 and 30 of Midtown Modern’s South Tower. All will include designs created by the Italian furniture and interior design firm Saporiti Italia.

This is in response to the lifestyle choices of homeowners today, who seek larger houses with enough areas for hosting and entertaining guests, as well as catering to a range of living and home-working needs.

The complex also contains 2 single-story penthouses, both of which have been sold. One is a 4-bedroom, 3,272 square feet property, while the other is a 5-bedroom, 3,520 square feet unit.

During its debut weekend in March 2021, roughly 61 percent, or 340 of the 558 apartments in the 99-year leasehold condominium, were sold. Of these, 90%, or about 273, were 1- and 2-bedroom units.

The transaction prices ranged from S$2,401 psf to S$3,501 psf, or around S$1.17 million for a 1-bedder to S$5.63 million for a 4-bedroom unit. The average selling price realized at the launch was close to S$2,800 psf.

Midtown Modern is part of GuocoLand’s massive Guoco Midtown integrated development. It is located along Tan Quee Lan Street and is scheduled to be finished in 2024. A 33-story, 219-unit Midtown Bay, which began construction in October 2019, is the other residential development in Guoco Midtown.
