Leading industrial landlord JTC Corp is launching three sites for sale by tender today under the Confirmed List of the Industrial Government Land Sales (IGLS) programme.
The largest plot, at Serangoon North Ave 5, is zoned for Business 1 development and has a 30-year lease. It sits on about 0.75 ha and has a maximum permissible gross plot ratio of 2.5.
The other two sites at Tuas South St 8, have shorter lease terms of 22 years and eight months each. Sitting on about 0.30 ha each and with a maximum permissible gross plot ratio of 1.0, they are zoned for Business 2 development.
In its statement yesterday, JTC said the smaller plots with shorter tenures were targeted at industrialists who needed to custom-build their own facilities. The move was also in line with the Government’s efforts to make industrial property more affordable, it added.
Business 1 zoning is for light industries with nuisance buffers of no more than 50m. Business 2 zoning is for heavier industries with nuisance buffers of more than 50m as well as health and safety buffers.
The tenders close on Nov 23.
