First batch of smart HDB homes at Punggol Northshore to be launched

The first batch of smart HDB homes at Punggol Northshore will be launched for sale on Wednesday (May 27) in the upcoming May 2015 Build-to-Order (BTO) exercise, with prices for a 2-room flat starting from S$28,000 for first-time buyers.

Punggol Northshore is one of Punggol Eco Town’s seven signature waterfront housing district and will be the first new public housing estate to test-bed smart technologies.

The two projects, Northshore Residences I and II, are expected to be completed in the second quarter of 2020. They will be located along Punggol Way, next to Samudera LRT station.

Smart technologies will be applied inside and outside the flats to guide urban planning and design, as well as improve the estate services.

SMART PLANNING

One of the smart technologies used in Punggol Northshore is environmental modelling, which studies the wind flow, temperature, solar irradiance, and shadow casting at Punggol Northshore District, in order to aid decision-making during the planning and design process.

Such data can help planners decide where to place outdoor amenities, such as playgrounds and fitness corners, as well as optimal locations for future installation of solar panels.

A smart car park management system has also been installed to monitor parking demand from residents and visitors. It is also programmed to control the number of lots for visitors during peak and non-peak hours to ensure sufficient lots for residents.

Punggol Northshore will also have a smart pneumatic waste conveyance system which monitors waste disposal and recycling patterns and volumes. The data collected will help improve the design of collection bins and vary the frequency of waste and recyclables collection based on the volume collected.

Common areas will have sensor-controlled smart lighting, equipped with tools to analyse human traffic patterns.

SMART LIVING

Inside the flats, additional infrastructure – such as additional power and data points – will be installed to support the easy installation of smart systems. Residents can then decide on a range of smart technologies they can consider adopting.

These include the Home Energy Management System, which enables residents to monitor and manage their home appliances energy consumption in real time from anywhere, and monitoring systems for elderly or patient care.

PRICING

Eligible first-timer families wishing to purchase the HDB flats get to enjoy up to S$60,000 of housing grants, comprising of the Additional CPF Housing Grant (AHG) (up to S$40,000) and the Special CPF Housing Grant (SHG) (up to S$20,000).

With the AHG and the SHG, the prices for 2-room flats at Northshore Residences I and II start from S$28,000, while 3-room flats start from S$132,000.

The flats in Punggol Northshore will be part of the 4,040 BTO flats to be launched later this week, alongside other flats in Clementi, Sembawang and Tampines. Another 5,000 flats will also be offered in a concurrent Sale of Balance Flats exercise.
