URA launches site in Woodlands Industrial Park for sale

The Urban Redevelopment Authority (URA) has launched a site at Woodlands Industrial Park and Woodlands Avenue 4 for sale by public tender.

It said a developer has committed to bidding at least S$12.5 million for the land parcel.

The parcel has a site area of about 2.5 hectares and a gross plot ratio of 2.5 with a lease period of 60 years.

It can be developed for a range of clean, light and general industrial uses.

The tender is expected in about two weeks and will close on July 7.

URA is offering the site for sale through the Reserve List of the government land sales programme.

Under the system, a site is put up for sale if a developer agrees to bid a minimum price acceptable to the government.

Soilbuild puts in top bid of S$13.6m for Woodlands site

Niche property developer Soilbuild has put in the top bid of over S$13.6 million for an industrial site at Woodlands Industrial Park. This works out to S$30 per square foot per plot ratio.

The site has a 60-year lease and can potentially yield a gross floor area of about 452,000 square feet of factory space.

Consultants Colliers International said the top bid is in line with price expectations for sites in that area.

All in, there were four bids for the site, with Zap Piling placing the second highest bid of S$8.6 million.

This was followed by SP Development which offered S$8.1 million, and Boon Keng Development which bid S$6.2 million, for the site. – CNA/vm

URA releases 2 sites at Woodlands, Kallang Pudding Road for sale

The Urban Redevelopment Authority (URA) has launched an industrial site at Woodlands Industrial Park E5 for sale by public tender.

The site has an area of 1.68 ha and is zoned for a Business 2 development. The tender for the site will close at noon on July 22.

The URA also released the detailed sales conditions for a reserve list site at Kallang Pudding Road for industrial development. The 0.57 ha site is zoned for a Business 1 development.

Businesses are grouped under Business 1 and Business 2 zones, according to their impact on the environment.

Under the government’s reserve list system, a site on the reserve list would only be put up for tender if a developer’s indicated minimum bid price in his application is acceptable by the government.

Both sites have a gross plot ratio of 2.5 and have a lease period of 60 years.
