Super penthouse at South Beach Residences fetches S$26m

The consortium that developed South Beach Residences is understood to have granted options for the purchase of 10 units over the past fortnight, including the super penthouse which is being sold at S$26 million to a foreigner.

This works out to S$3,864 per square foot on the strata area of 6,728 sq ft. The five-bedroom unit spans three levels – 41, 42 and a rooftop with a pool.

This is the largest of the six penthouses in the development and the only one with five bedrooms.The other five penthouses are smaller, with either three or four bedrooms.

The developer, a joint venture between City Developments Ltd (CDL) and IOI Properties Group, began private viewings for the residences on Saturday, Sept 8, riding on the Singapore Grand Prix that was held on the Sept 14 to 16 weekend.

Besides the super penthouse, the other nine units sold so far comprise a mix of two, three and four-bedroom apartments.

Prices start from S$3.43 million for a two-bedder, S$5.05 million for a three-bedder and S$7.28 million for a four-bedder.

Seven of the 10 units sold at South Beach Residences to date were bought by Singapore permanent residents and foreigners, with Singaporeans accounting for the rest.

The CDL-IOI Properties joint venture has so far released 50 of the 190 units at South Beach Residences, which are on Levels 22 to 45 of the 45-storey South Tower of the integrated South Beach project.

The six penthouses, which are on Levels 41 to 45, have views of the Marina Bay area. The penthouses have two to three floors and most come with a roof-top equipped with a private spa pool.

The mixed-development project, which is on a site with balance leasehold tenure of about 88 years, also includes upscale offices in the 34-storey South Beach Tower, the JW Marriott Hotel Singapore South Beach, restaurants and retail outlets.

All units in South Beach Residences have floor-to-ceiling windows and most come with balconies.

The 88 units of two-bedroom apartments range from 936 sq ft to 1,798 sq ft. There are 61 units of three-bedders (1,604-2,282 sq ft) and 35 units of four-bedroom apartments (2,239-2,616 sq ft).

Sky gardens on Level 22 and Level 32 provide residents with recreational facilities – including an infinity pool, indoor gym and outdoor fitness zone, gourmet pantry, reading room and function rooms.

Residents can enjoy special privileges from JW Marriott when dining at the hotel’s restaurants and when using the spa. They may also use the hotel’s other fee-based services such as catering, laundry and housekeeping.
