Piccadilly Grand – a long awaited city fringe mixed development is launching soon

What can we expect at the upcoming new launch at Northumberland Road

A plum mixed development site in the Farrer Park area was released for sale in October 2020, attracting 10 bids (despite the global Covid-19 pandemic situation) from developers before it was awarded to Maximus Residential SG Pte. Ltd. and Maximus Commercial SG Pte. Ltd.

The 99-year leasehold site in Northumberland Road, near Farrer Park is bounded by Gloucester and Race Course roads. The development will be called Piccadilly Grand (residential component) and Piccadilly Galleria (retail component) and is directly connected to the Farrer Park MRT station, City Square Mall, and Connexion – an integrated medical centre and hotel development. With the residential units now due to launch for sale in April 2022, the following are what can we expect being an investor or resident in this development come completion.

Travel Without Worries

Piccadilly Grand is right next to the Farrer Park MRT Station serving the North-East (Purple) Line. With only a two stations to reach Dhoby Ghaut MRT Interchange, this will allow residents to easily transit to the North-South (Red) Line and also the Circle (Yellow) Line. It is also one station away to Little India MRT Interchange where one can transit to the Downtown (Blue) Line.

With such a convenience, you can expect a good mix of potential tenants upon completion who wants to be near their work place in Orchard Road, Central Business District (CBD) and Marina Bay area. The area is also serviced by a number of buses with a straight route towards the Orchard Road shopping belt and CBD area.

For drivers, the nearby Central Expressway (CTE) will allow easy access into Central Business District (CBD) and Orchard Shopping belt. The development will also be near the future North South Corridor (NSC), Singapore’s longest Transit Priority Corridor featuring dedicated bus lanes, cycling trunk routes and pedestrian paths. The NSC will have 16 entrances and 17 exits to connect towns along the north-south corridor such as Woodlands, Sembawang, Yishun, Ang Mo Kio, Bishan, Toa Payoh and the city centre, and links to existing expressways, including the Seletar Expressway (SLE), Pan-Island Expressway (PIE) and East Coast Parkway (ECP).

With all these conveniences, it will be easy to commute to any part of Singapore.

Absolute Convenience At Your Doorstep

Piccadilly Grand is located in a mature and prime residential area with most things you need within a short walk away. The owners and tenants can appreciate the comfort of having nearby a market and food centre (Pek Kio market), cafes and restaurants, banking and medical amenities.

Mixed developments and such projects are so popular nowadays for today’s ‘lack-of-time’ buyers and residents. Piccadilly Galleria, a commercial podium with potential dining, retail, and service options, is tucked below the residential towers, offering residents unparalleled convenience. This will also include early-childhood development centre facility, which will be an added convenience for young parents with children.

City Square Mall, a family friendly shopping mall is also linked via a sheltered underpass, protecting residents from the weather elements. With some 200 retail, entertainment, lifestyle and F&B stores, the mall caters to the lifestyle needs of everyone. Also within walking distance is Mustafa Centre, one of Singapore’s 24-hour shopping malls that attract many shoppers with its wide variety of products and services.

Explore the Cultural Heritage

Located just outside the Little India Historic District, Piccadilly Grand residents will be surrounded by cultural and important landmarks that have shaped Little India over the decades, as migrants from India, China and Britain arrived and set up flourishing trades in the area in the early 20th century.

Explore the beautiful conserved shophouses and key landmarks like the Foochow Methodist Church, the Shree Lakshminarayan Temple, former house of Tan Teng Niah, Sri Veeramakaliamman Temple, Angullia Mosque, Leong San See Temple, and the Sakya Muni Buddha Gaya Temple amongst others in the area.
